Specialist Disability Accommodation (SDA) under the NDIS provides purpose-built housing for people with very high support needs or extreme functional impairment. Eligible NDIS participants, assessed by the NDIA for these needs, benefit from properties meeting strict compliance and certification standards. SDA can be approved at design or as-built stage, ensuring homes meet the SDA Design Standard and deliver safe, accessible, and certified living environments for those who require specialised housing.

What is Specialist Disability Accommodation?

SDA under the NDIS is housing for people with extreme functional impairment or very high support needs. Only NDIS participants with these assessed needs qualify for SDA funding and specialised housing support.

The four SDA Design Categories we provide are Improved Liveability, Fully Accessible, Robust and High Physical Support. The SDA Design Standard defines requirements, compliance and certification for both new builds and existing homes.
